Why Bids Vary

What actually changes your price.

Two homes the same size on the same street can get bids hundreds or thousands of dollars apart for legitimate reasons. Here are the variables that move the number, before any contractor is cutting corners.

1. Painted square footage

Two-story homes and high ceilings have 25–40% more paintable surface than the listing area suggests.

2. Number of colors

One color throughout is fastest. Multiple colors add cut-ins, masking, and spray gun changes — up to 40% more labor.

3. Ceiling height and access

9-foot ceilings are ladder work. 14-foot great rooms and 22-foot stairwells need scaffolding or lifts.

4. Surface texture

Smooth drywall takes paint cleanly. Knockdown, orange peel, and especially popcorn ceiling hold more paint and take longer.

5. Prep and repairs

Filling nail holes is included. Wallpaper removal, settling cracks, water damage, and popcorn scraping are chargeable line items.

6. Paint quality

Premium acrylics (SW Emerald, BM Aura) cost $300–600 more in materials per home but last years longer than builder-grade.

7. Occupied vs. vacant

Vacant homes are 15–25% faster. Occupied homes need furniture moves and daily reset, which is fine — we plan for it.

8. Coastal exposure

Gulf-facing or canal-front homes get coastal-rated systems with chloride neutralizer wash and stronger UV inhibitors.

Buyer Beware

Red flags in the cheap bids.

If a bid comes in well below the ranges above, ask these questions before you sign. The savings is usually paid back in failures within 2–3 years.

!

"One coat is enough."

Two coats is standard. One-coat jobs leave thin spots that show through within a year and fail to give the warranty-eligible film build.

!

Vague paint brand

"Sherwin-Williams paint" is not specific enough. There's a 5x cost gap between SuperPaint and Emerald. Get the product line in writing.

!

Prep is "extra"

Some bidders quote the painting itself and then bill caulking, patching, and primer as change orders after the job starts. Verify what's included up front.

!

No written warranty

Every project we do comes with a written multi-year warranty. Many cheap-bid painters won't put anything in writing. If it's not on paper, it doesn't exist.

!

No proof of insurance

If a painter falls off your ladder without workers' comp, you can be held liable. Ask for a current certificate of insurance — we provide ours on request.

!

Cash-only, no contract

A signed written scope and licensed business protect both sides. Cash-only arrangements often skip licensing, insurance, and warranty.

Why do you publish prices when most painters don't?

Because hiding pricing wastes everyone's time. Honest ranges let you decide if N. Wage Painting is in your budget before scheduling an in-home visit. Your final price is set by written estimate after we walk your project — these ranges set realistic expectations.

Are these prices guaranteed?

No. These are typical ranges for the Naples market. Your specific project price is set in writing after we walk it. Prep work, ceiling height, texture, colors, occupied vs vacant home, and accessibility all change the final number. The estimate we send is the price we honor.

Do you offer discounts?

We don't play the discount-game pricing that some painters use ("normally $8,000, this week only $4,500!"). We quote fairly the first time. If you're bundling multiple services or have a large project, we can absolutely look at the total scope and find efficiencies.

What payment methods do you accept?

We accept all major credit cards, ACH transfer, and check. Most projects are split into a deposit at signing plus completion payment when the final walk-through is approved. Payment terms are in your written estimate.
