A worn lanai with dingy stucco columns and an aged ceiling reborn as a bright coastal showpiece — the kind of pool-deck refresh that transforms how a Naples family uses their outdoor space.
The Brief
The homeowner of a Naples pool-deck lanai wanted a full refresh. The stucco walls and columns had years of dirt and minor surface failure. The ceiling and trim had yellowed. The whole space felt dated and tired compared to the rest of the recently-renovated interior. They asked for one thing: make it match the bright, modern feel of the inside.
The Challenge
Coastal pool-deck lanais are exposed to chlorinated humidity, salt air (Naples is gulf-adjacent), pool chemicals, and Florida sun. Any paint system has to handle all of those at once. Plus there were multiple substrates to address: stucco walls, stucco columns, the ceiling, fascia trim, and detail elements — each needing the right product and sequence.
What We Did
Day 1: Pressure Wash
Full pressure wash with mild detergent and chloride neutralizer. Removed years of dirt, mildew, and chalking. 24-hour dry-down before any prep continued.
Day 2: Repairs & Prep
Stucco hairline cracks patched with paintable sealant. Failing coating mechanically scraped from a few areas. Stain-blocking primer applied where bare stucco was exposed. Surrounding pool deck, hardscape, and planters fully masked.
Day 3: Ceiling Coats
Two coats of low-sheen ceiling paint applied to the lanai ceiling. Color matched to a custom warm white that reads neutral with both the new wall color and the pool-deck pavers.
Day 4: Columns & Walls
Columns and stucco walls sprayed with two coats of Sherwin-Williams Emerald exterior acrylic in flat finish. Back-rolled to push paint into the stucco texture for full film build.
Day 5: Trim & Detail
Fascia, soffits, and trim painted in semi-gloss to handle the higher touch surfaces. Detail areas around lighting fixtures and outlets cut in by hand.
Day 6: Walk-Through & Final Touches
Owner walk-through. A few small touch-ups identified and corrected on the spot. Final cleaning and protection materials removed.

The Outcome
The lanai now reads as part of the modern interior rather than a tired bolt-on. Bright, clean, and built to handle Naples weather for the next decade-plus. The family reported using the space significantly more after the project, especially for evening entertaining.
Nick is extremely competent and easy to work with. His work is the best in Naples. Reliable and fairly priced.Verbatim from a recent Google review · Exterior client
